Why it matters

Metered, water efficient and in the agreement

In Queensland, an owner can pass on water usage charges only if the property is individually metered, meets the water efficiency standard, and the tenancy agreement says the tenant pays for water.

A certificate isn't required by law, but it's up to the owner to prove the property is water efficient if there's ever a dispute. A licensed plumber's check and certificate is the strongest proof. NSW has its own rules for Tweed rentals, including dual flush toilets, and we check against those too.

Do landlords in Queensland need a water efficiency certificate?
Not by law. But to charge tenants for water, the property must be individually metered, water efficient and the agreement must say the tenant pays, and a plumber's certificate is the strongest proof the property is water efficient.
What makes a property water efficient?
In Queensland: showerheads and the cold and mixer taps at basins, kitchen sinks and laundry troughs flow at no more than 9 litres a minute, toilets are dual flush, and nothing leaks. We test each one and fix what doesn't pass.
Who can issue a water efficiency certificate?
A licensed plumber is the usual choice, because we can test the fixtures and fix anything that fails on the same visit.
Do you do water efficiency checks in NSW?
Yes. We hold NSW licence 334324C and check Tweed rentals against the NSW requirements.
How much does a water efficiency certificate cost?
We don't publish prices because it depends on the property and what needs fixing. We'll give you the price before any work starts.
